About the SMT®
The Systems Maintenance Technician (SMT®) Designation program gives technicians the skills that help them stand out as top performers who can raise a building’s efficiency while reducing operating costs. By the end of the program, technicians will understand the broad spectrum of the overall mechanical requirements in a commercial real estate asset. This designation is ideal for maintenance technicians and professionals involved in maintaining major building systems such as heating, refrigeration, electrical, and plumbing.
Upon successful completion of this course, learners will be able to:
- Understand all building systems—including plumbing, HVAC, electrical, and control systems
- Increase a building’s efficiencies
- Leverage technologies for faster maintenance
- Maximize safety
What Will I Learn?
In the SMT® designation program, technicians will learn about every major building operating system—from HVAC and plumbing to electrical and overall control systems. You will also learn about the technologies and trends in the maintenance field, enabling you to maximize the efficiency and safety of your building systems.

There are no experience requirements to enroll in the SMT® Designation program.

Competency Credits
Professionals who have prior education in an area that overlaps with the SMT® may be eligible to receive credit for one or more courses. To review the requirements, please refer to the Administrative Competency Chart which outlines what is eligible and how to apply for course credit.

The RPA® requires the completion of the following courses with passed final exams.

Air Handling, Water Treatment, and Plumbing Systems
Maintain HVAC systems, water sample analysis, testing, and treatment, install and monitor pipes and valves, and fire protection systems.
Boilers, Heating Systems, and Applied Mathematics
Operate and maintain different boiler types, maintain reliable and effective heating systems, calculate ratios, proportions, and percentages, and convert units of measure.
Electrical Systems and Illumination
Understand electrical systems and illumination in buildings and facilities, including electric circuits and circuit protection, lighting systems, power distribution, motors and motor maintenance, electrical system installation, and electrical safety practices.
Energy Management and Controls
Apply an energy management plan to your building’s systems, evaluate and retrofit new systems, integrate traditional and alternative energy systems, and optimize systems with programmable logic controllers.
Refrigeration Systems and Accessories
Describe, integrate, operate, maintain, and troubleshoot effective refrigeration systems and their technologies to maintain a proper comfort level in any commercial building.
